MANILA, NOVEMBER 17, 2015: If you own either a residential lot or a raw land and plans to sell it, then your property better be in Quezon City, Tagaytay, or Baguio to get as much inquiries as possible.
In a recent data analysis conducted by global property website Lamudi Philippines (www.lamudi.com.ph), these three cities, plus Davao and Antipolo, are the top five most searched by property-hunters researching land for sale online. Wrapping up the top 10 were Manila, Taguig, Pasig, and Dumaguete, with Las PiƱas and Marikina tied at the 10th spot.
On the other hand, Davao and Antipolo are cities with high population (1.45 million and 677,740 as of 2010, respectively), and both are popular with buyers looking to buy land on which to build their home. Ninety-five percent of all land for sale in Antipolo listed in Lamudi are residential lots, while in Davao it is 67 percent.
In terms of the proportion of search for land in relation to the overall search volume, Tagaytay has the highest: almost half of all searches (45 percent) for properties in the city involved land during the period analyzed. It is followed by Dumaguete, where more than a third (35.6 percent) of total searches are for land; Antipolo (29 percent), Baguio (25 percent), and Marikina (14.25 percent).
According to Lamudi, the findings of this analysis present an interesting insight into Filipino property-hunters’ online researching behavior.
“Clearly there are cities preferred by people researching about land for sale online, and we hope these findings will give real estate developers insight into how to properly plan their next projects,” said the global property website.
In addition, the fact that only five Metro Manila cities were in the top 10 indicate that Filipinos are not too keen into buying residential land within the National Capital Region, either due to lack of supply, unaffordability, or both.
